We believe that our tenancy fees are competitive and transparent.

Pre Move-in
Set-up charge (Company let)
To cover the cost of referencing a company, part-cost in drawing up the tenancy agreement, part-cost of the inventory and check-in.
Right To Rent Check
Covers the administration costs incurred in order to comply with the requirements of the Immigration Act 2014 to establish the 'Right to Rent' status for all Adults moving into a Property.
Rent in Advance Payment Administration Fee
Payable when the full rental term is paid in advance or a shortfall payment is made. The cost covers additional administration in arranging & negotiating the tenancy.
Check-Out charge
When applicable, which covers a proportion of the check-out report costs at the end of the tenancy.
Abort charge
Should you change your mind about moving into a property.
Security Deposit
The security deposit will be usually be equal to a minimum of 6. The deposit is held for the duration of the tenancy to safeguard against damage or other tenancy breach, to be returned at the end of the tenancy, subject to the property being returned in.
Credit Checks
The Company Let Fee Declaration Form is part of your application for the tenancy and is used in conjunction with the referencing information submitted to assess your suitability as a prospective tenant with the landlord.
Companies are independently assessed by a credit-referencing company who will make searches about you with credit reference agencies. The agencies will record details of the search whether or not your application proceeds. The credit-referencing company may use credit-scoring methods to assess your application and to verify identity.
If the Company fails the credit check, referencing or the application is withdrawn, the advance payment will have deductions made from it to cover the administration costs, charges and expenses incurred to that point. These will include, but are not limited to:
- Administration costs in carrying out a credit check and obtaining appropriate references;
- Charges from credit referencing and tenant approval agencies;
- Administration costs in liaising with the landlord and obtaining their instructions;
- Administration costs incurred in negotiating with you and agreeing the terms of the tenancy;
- Administration costs in preparing a tenancy agreement;
- Loss of opportunity to market the property to other prospective tenants;
- Administrative costs and charges associated with re-marketing the property to other tenants.
Unless the application is withdrawn at a very early stage it is likely that most, or all, of the advance payment will be used against these costs and charges.
Signing the tenancy agreement
On completion of satisfactory references an appointment will be booked for a director or other authorised signatory for the Company to attend our office to sign the tenancy agreement and pay all remaining fees, rent and security deposit, by banker’s draft / building society cheque or debit card. Cash, personal cheques and credit cards are not acceptable.
Moving In
The amount payable on the day of move-in must be paid to Arun Lettings direct, either by banker’s draft or debit card. All monies must be cleared funds. We regret to inform you that Arun Lettings are unable to accept cash or credit card as a form of payment.
